Holly Tree House is a Grade II listed building that was originally a farmhouse and barn. The original building dates back to 1643 making this one of Neston’s oldest buildings. Later additions were made in the 1700s, namely the front façade which is Georgian in its design.
The house has colourwash stucco with a tiled roof. It has three storeys and a two-bay front, which is flanked by single-storey screen walls with ball finials. The windows on the ground and first floors are sashes; those in the top floor are casements and they have louvred shutters. Between the first and second floor is a cast iron plaque which is possibly a fire mark or Germanic coat of arms.
The property has been well-maintained and recent improvements include the replacement of the roof. The property does require further modernisation.
The accommodation comprises, entrance hallway with cloakroom and shower room off. Kitchen with hand-built units, utility room with pantry and a sunroom which opens out to the rear garden. The ground floor also has a study, lounge and dining room.
On the first floor there are three bedroom and two bathrooms, one of which is en-suite. Stud portioning divides two of the bedrooms and this could be removed to create a larger bedroom. On the second floor are two more bedrooms and attic storage.
Externally the property has an enclosed rear garden that is beautifully landscaped and enjoys a southerly aspect. There is a driveway at the side of the house which is approached through a roller shutter and the property also has a garage which is en-bloc and accessed along a private lane.
